8 YEARS IN BUSINESS
We’ve been in business since 2019, and during that time, we’ve helped 180 clients (and counting) buy or sell. When you want to work with someone who knows real estate like the back of their hand, we’re the ones you call.
ABOVE AND BEYOND
Clients love the experience of working with us from beginning to end. We’re always there to take your calls, guide you through in-person or virtual walkthroughs, and listen to your dreams. We’re in it to help you, not simply make a sale.
Home Buyer Timeline
Step 01
Meet With Us
Start by contacting us via the form on our contact page. We’ll give you a call to learn more about you, find out what you’re looking for in a home, and talk about what neighborhoods you may be interested in.
Step 2
Get Preapproved
Before we can begin your home search, we’ll hook you up with our recommended lenders (see our list further down this page!). They’ll work with you to get a preapproval letter, which will help you determine your house budget and financing options. If you have your preapproval already, then we can jump to your home search!
Start Your Search
With preapproval in hand, we’re ready to begin your personalized home search. This is where things get exciting! We’ll share listings that align closely with your wish list, go on home walkthroughs (virtually or in person), and narrow down what you love about the homes you’re seeing.
Step 3
Step 4
Make Your Offer
When you say ‘this is the one’, we’ll get to work drafting your offer and send it to the seller. Sometimes we get it on the first try. Other times, we may have to make several offers before we hear a resounding ‘yes.’ You can be sure that no matter what, we’re there for you in the process and you come away with the best possible outcome! We’ll read the fine print, communicate the details, and handle your offer with the care it needs.
Step 5
Get Your Inspection
Once your offer is accepted by the seller, it’s time to line up inspections to check everything from the plumbing to the electricity. Your home inspector will ensure that no stone is left unturned and you’re fully aware what you’re walking into.
Line Up Financing
After offer and inspection, we’ll get the property appraisal and homeowners insurance lined up. What you’ve heard about Florida is true– insurance can be tricky here! Luckily, we know the market and will help you get the best deal possible.
Step 6
Close on your New House
With your home loan all lined up, we’ll get ready to close on your house. After the final walkthrough and contract signing, you’ll get the keys to your home!

Military Relocation
“Best realtor you're going to find! She is the best and truly wants to help you and find you a house that will be perfect for you and your lifestyle. She will work with you nonstop to make sure you find the perfect home. We trusted her completely with finding us the perfect home and she did. Not only did she help us find an amazing house but she made the process easy and thorough. She had every angle covered when it came to asking questions to the sellers or builders that we didn't even know to ask to ensure the house was perfect.”
Ryan Koyro
“Victoria was a wonderful realtor to guide us! She helped us as we searched for our first home to buy on a short notice PCS and we bought the house we are now living in sight unseen (except for her helpful videos and pictures). She was a Godsend to us when we needed advice and counsel and just plain old, cheerful, determined pluck! Don't hesitate to use a realtor when you're buying a home: you don't pay a penny for her help: the seller does! Win!”
Alysha Jones
“Victoria was AMAZING!!! Being out of state she was so patient with us! Loved that she would video houses for us and was on top of checking out houses for us immediately! She was very responsive and answered our every need, concern or questions! Highly recommend to anybody in need of a realtor turned friend! Thank you Victoria for our forever home.”

Common Questions & Answers
To get pre-approved, you'll need to connect with a trusted lender who will assess your financial situation. Don’t worry– we have several pros we recommend to help you with this! You’ll share documentation for things like income verification, credit history, and assets. They'll then determine the loan amount you qualify for, giving you a clearer picture of your budget.
Negotiating an offer requires a delicate balance of strategy and communication. We'll work closely with you to craft a compelling offer that aligns with your budget and the market conditions. We'll take into account factors like the home's value, recent sales in the area, and the seller's motivation. Our goal is to secure the best possible deal while ensuring a smooth and respectful negotiation process.
Congratulations! Once your offer is accepted, the real excitement begins. We'll guide you through the next steps, including scheduling inspections, securing financing, and finalizing the paperwork. We'll be there to answer any questions and address any concerns that arise, ensuring a seamless transition to closing day.
Closing costs are fees associated with finalizing your home purchase. They can include expenses like loan origination fees, title insurance, appraisal fees, and escrow fees. We'll provide you with a detailed breakdown of these costs upfront, so you're fully prepared and informed.
